Tile lasts decades — but the underlayment beneath it doesn't. Around year 20 to 25 a tile roof usually needs a lift & re-lay: we take the tile off, replace the underlayment, and lay it back. That's the job, not a full replacement.

Concrete and clay tile are built to last 50 years or more — but the waterproof underlayment underneath them isn't. In California, that underlayment typically fails around year 20 to 25.
When it does, the right fix isn't a full replacement. It's a lift & re-lay: we carefully remove the tile, install brand-new underlayment and flashing, repair any cracked tile, and lay the existing tile back down. You keep your tile and get a brand-new waterproof layer underneath.
It's a fraction of the cost of a full tile replacement, and it's almost always what a tile roof actually needs. We'll tell you honestly whether your tile still has life in it — and whether the underlayment is what's failed.
