Every material has a lifespan and a price-per-year. We'll tell you which one your house actually wants, and which one it doesn't need.

Architectural shingle

Lift & re-lay (new underlayment)
Underlayment typically needs this around year 20 to 25

Torch-down (modified bitumen)
Typical lifespan: 15 to 20 years

Standing seam
Typical lifespan: 40 to 50 years
Shingle is what we install most — architectural shingle is the dependable, affordable choice for the majority of Central Valley and Bay Area homes. If you're not sure, start here.
Tile lasts decades, but the underlayment beneath it doesn't. Around year 20–25 a tile roof usually needs a lift & re-lay — we take the tile off, replace the underlayment, and lay it back. That's the job, not a full replacement.
Flat & low-slope roofs use torch-down modified bitumen. It's what we install most for low pitch — on homes and on commercial buildings.
Metal — standing seam — is the buy-it-once roof. 40–50 years of life. Higher up front, lowest cost per year by a wide margin.
That's exactly what the free inspection is for. We'll climb up, tell you what's there, show you photos, and lay out your options with prices.
